We will generally require a personal financial statement for the guarantor, 2-3 years of tax returns for the guarantor and property as well as the property’s current year Profit & Loss Statement as well as Balance Sheet, if applicable. Properties where current financials are unavailable may be required to provide lease agreements or other documentation depending on the situation. Any affiliated businesses may need to provide financials as well.
You are not required to maintain deposit accounts.
This will vary but will not be lower than 20% of the purchase price or appraised value.
The process will range based on a number of factors outside of the bank’s control, one example would be the time to obtain an appraisal on the property. Generally, the process ranges from 4-8 weeks.
